Glass and entry hardware get more use and more attention than almost any other part of a commercial building. A short, regular inspection routine spots trouble early, keeps tenants satisfied and saves you from costly after-hours service calls.
Each month
- Cycle every entry door and confirm closing speed, latching and locking.
- Scan for cracks, chips and scratches, paying attention to glass near pulls and at sidewalk height.
- Try the panic devices and ADA push plates.
- Make sure automatic doors run smoothly and their sensors respond.
Each season
- Look for haze or moisture trapped between the panes of insulated units.
- Note any missing or shrunken gaskets and cracked perimeter caulk.
- Clean out the weep holes along the sill of storefront and curtain wall frames.
- After a heavy storm, check skylights for drips or stains.
- Check glass railings for loose clamps or chipped edges.
Once a year
- Have a glazier adjust closers and pivots and lubricate the hardware.
- Reassess security: security film or laminated glass may be worth adding at exposed openings.
- Set aside budget for older storefronts and failing insulated units.
